Job Description

Responsible for the Property Management Department.  Oversees property inspectors, and coordinates all property management, maintenance, and repair work.  Monitors contracts for compliance, performs quality control inspections.  Solicits bids from maintenance contractors and repair contractors.  Participates in the selection of the contractors.  Oversees contractors and suppliers.  Reviews property condition reports.  Manages properties in compliance with applicable environmental laws and regulations.  Develops and implements systems to maintain subcontractor lists, equipment inventories, and compliance activities.  Performs miscellaneous job-related duties as assigned. 

Education

Degree or experience in related field

Experience

Ten years consecutively in real estate and/or property management, with five years of supervisory experience of comparative size and scope

Requirements

  • Knowledge of contracting process and local, state, federal, and other regulations.
  • Knowledge of real estate management principles and techniques.
  • Strong communications skills.  Ability to communicate effectively, orally and in writing.
  • Skill in the use of computers.   Windows-based operating environment (Microsoft Word, Excel, and Email).
  • Knowledge of property management principles, procedures, and standards.
  • Project planning skills.
  • Knowledge of contract documents and specifications.
  • Ability to develop bid specifications and evaluate bids from contractors.
  • Ability to coordinate and/or supervise contractors.
  • Skill in organizing resources and establishing priorities.
  • Ability to analyze and interpret financial/data reports.
  • Knowledge of computer security and audit procedures and requirements.
  • Ability to develop and maintain recordkeeping systems and procedures on the computer.

Property Inspector

Job Description

Position is responsible for inspecting assigned newly acquired HUD properties and performing weekly or biweekly inspections of assigned HUD properties.  Specifically, the position incumbent is required to locate, secure, and inspect assigned properties, complete inspection reports, denote safety concerns, determine required repairs, create work orders, recommend listing category, ensure property condition meets HUD's MPS, document changes in property condition, verify the quality of work performed by a sub contractor, and complete tasks as assigned.

Education

Degree or related experience in related field.

Experience

Three to five years experience in construction, quality control and/or housing inspection.  Certification in quality control preferred.

Requirements

  • Ability to perform home inspections.
